Project Definition
This Project Definition Phase begins by meeting with the owner to understand their culture, goals, and vision. The next step is the collection of several types of information (both historical and current). The collected data is then analyzed and reviewed to provide a qualified, objective report and recommendation to the owner to establish the program of requirements.

Site Investigation
The Site Investigation Phase collects information affecting the existing or new property from a zoning/engineering perspective. It includes in-depth information on jurisdictions, zoning, comprehensive land use designations, annexations, easements, right-of-ways, water facilities, sanitary sewer facilities, storm drainage, floodplain, thoroughfare issues, utilities, potential economic incentives, and other issues that can impact the program and/or project costs.

Preliminary Design
The information collected above is translated into project concept drawings describing the overall shape and appearance of the project. Major structural systems, mechanical, electrical, and plumbing systems as well as material options and finishes are identified for further analysis from a pricing and schedule perspective. Building code requirements are identified and compiled.

Early Guaranteed Maximum Price
CMI offers the ability to present an early Guaranteed Maximum Price fixing the project budget to assist in fundraising and financing efforts. Recognizing that detailed construction drawings are not yet completed, the early GMP will include a CMI contingency to allow for those items that have not yet been identified or fully developed. This is only possible due to our experience and ability to control the overall delivery process while reducing risk for our clients.

Construction
After receiving authorization to proceed, the construction process begins with the completion of the technical drawings and the permitting process. Concurrently, long lead items (certain types of equipment and specialties) are ordered while qualified subcontractors are interviewed for possible project consideration. Final line-item budgets are established and regular status meetings begin to be held on a regular basis.

Commissioning and Turnover
Every project built by CMI is fully commissioned to verify that all building components and systems are complete and functioning as intended. This process is crucial to the long term operational health of your facility. Comprehensive operations and maintenance manuals are developed and turned over to your staff. Warranty start dates are established as we arrange for the Certificate of Occupancy and the processing of final payment including release of any retainage.

11 Month Warranty Review
Normal warranties run 12 months in duration. Before they expire, CMI technical staff will revisit the building and perform a mini-commissioning process to verify that systems are running as intended. Equipment that may be in need of attention from vendors or subcontractors will be identified and repair notices will be issued to the appropriate parties allowing 30 days for correction prior to warranty expiration.
